RLC pivots to premium hotels, scaling back budget-friendly Go Hotels

Gokongwei-led Robinsons Land Corporation’s budget-friendly Go Hotels will have to take a back seat as the company focuses on growing more upscale brands under its ₱125 billion five-year expansion and premiumization plan.

In a media briefing after the RLC annual stockholders’ meeting, RLC President and CEO Mybelle V. Aragon-Gobio said, “We’re completing the mix. So, from the Go Hotels, we now have our premium hotels.”

She said, though, that they will still build new Go Hotels “where there’s opportunity to build a Go Hotel, then we will do so.” But she noted that they are now shifting to Go Hotels Plus, which is a notch higher in terms of price and amenities. 

Aragon-Gobio said they will eventually convert all Go Hotels into Go Hotels Plus due to changing customer preferences, as local travellers now look for additional comforts offered by the higher value brand. Currently, there are no new Go Hotels Plus construction in RLC's pipeline.

As part of its five-year roadmap, RLC is growing its hotel room keys by 25 percent by 2030 with a focus opening premium hotels in high-growth areas nationwide.

According to Aragon-Gobio, these do not necessarily have to be in areas where RLC already has an estate or a mall, as they could be stand-alone hotels as long as the location is ideal.

The firm is planning to open six hotels from 2025 to 2028, starting with Nustar Hotel in Cebu this year, Summit Villas Siargao and Fili Hotel Bridgetowne in 2026, Grand Summit Pangasinan and Cebu in 2027, and Grand Summit Panglao in 2028.

RLC Chief Financial Officer Kerwin Max S. Tan said that, to achieve the expansions outlined in their five-year plan, RLC will be investing ₱20 billion to ₱25 billion annually, or a total of ₱100 billion to ₱125 billion.

He added that, to achieve its target of doubling net income to ₱25 billion by 2030, the firm will aim to grow its profits by 12 percent annually in the next five years.

Meanwhile, Aragon-Gobio said they will soon announce the planned redevelopment of some of its malls as part of the expansion and premiumization of RLC’s commercial leasing assets.

RLC is planning to expand its malls’ gross leasable area by 50 percent, from the estimated 1.69 million square meters at the end of 2025 to 2.49 million square meters by the end of 2030. This will entail the construction and renovation of 25 malls from 2025 to 2030.
