A groundbreaking ceremony and model unit blessing were held for Maayo Terraces, led by Raphael B. Felix, president and CEO of PHINMA Properties; Ricardo G. Hilado, SVP and chief business officer of PHINMA Properties; Manolet Puentevella and Atty. Reggie Jacinto-Barrientos of JEPP Property Corporation; Arch. Royal Pineda, principal architect and CEO of Royal Pineda+; and Paolo V. Reyes, vice president and chief housing officer of Phinma Properties.
Maayo Terraces features 28.8 sqm studio units and one-bedroom units with optional lofts ranging from 45 to 49 sqm across six to eight floors, totaling 2,922 units. But Phinma’s vision extends beyond living spaces. The development includes lounges, courtyards, gardens, and walkways, along with amenities like pools, multipurpose courts, and a playground—all designed to foster community interaction and support everyday well-being.

With over 60 percent of the development dedicated to open areas, it welcomes light, air, and movement into everyday living. Instead of walls that confine, there are gardens, courtyards, and shaded walkways that promote connection and flow—all masterplanned by Arch. Royal Pineda, principal architect and CEO of Royal Pineda+.
Pineda shared the inspiration behind the design, explaining that the entire masterplan draws from Bacolod’s cultural roots and the region’s three iconic mountains—Silay, Mandalagan, and Kanlaon.
“The best part is really the alignment, weaving Filipino tradition into homes. I’ve been an advocate of modern Filipino architecture, design, and sensibility. And when I found out that Phinma is boldly committing to define a culture and an identity, I think it made us feel so aligned. Design-wise, our philosophy is practical luxury, modern Filipino architecture and design—the philosophy of loving nature and being one with it,” he expressed.

The showroom’s interior, designed by Arch. Pamela D.G. Reyes, reflects both the client’s needs and the character of its exterior. The space was crafted to feel lived-in—using natural colors, linen textures, and personal details to create a sense of warmth and familiarity.
Paolo V. Reyes, vice president and chief housing officer of Phinma Properties, emphasized that the design is rooted in everyday function. “Functionality is really everything. Space is just a space until somebody builds, somebody uses it. So our design is really geared towards livability, wellness, and functionality. We think about how families move, how they connect, how they grow,” he shared.
This people-first approach naturally connects to the project’s sustainable foundation—where every element is designed to support comfort while respecting the environment.

“I think sustainability is truly achieved in the simplicity of the design. If you look at the core of the building—the passive cooling, the generous layout that allows air and natural light to flow freely—it’s all intentional. We carefully managed the tropical sun, allowing just the right amount in, because it can be harsh. I think these efforts are integral, not just to the building, but to the entire master plan. Imagine sustainable bones built right into the framework of the whole township,” Pineda explained.
More than a residential address, Maayo Terraces is a cultural gesture. Its form and flow echo Bacolod’s festive heritage and strong community ties. As Pineda puts it, the design was shaped to “feel instinctively Filipino”—a space where movement is easy, boundaries are soft, and every detail is rooted in purpose.
