Ayala Land Premier launches its first horizontal development in the crown jewel of Mindanao

Nestled within a master-planned, mixed-use, self-sustaining development, the estate—a joint venture between Ayala Land and ANFLO Management and Investment Corp.—is poised to become Davao’s nature-inspired southern gateway.

“This is an important milestone for the company as Virendo is our first horizontal development in Davao. It represents an elevated haven framed by Davao’s hills and shorelines,” says Jay Teodoro, head of Ayala Land’s Premium Residential Business Group – VisMin and Estates Projects, at the launch event on February 9.

The first phase of the 37.4-hectare development will feature 150 spacious residential lots, ranging from 450 to 1,803 square meters, set against rolling terrain with natural waterways. With elevations ranging from 155 to 237 meters above sea level, Virendo offers a refreshing environment and sweeping views.

Ayala Land’s legacy in Davao
Ayala Land first made its mark in Davao’s real estate scene in 1976 with Insular Village, a development by Filipinas Foundation, which was later renamed Ayala Foundation. Today, Insular Village remains one of the city’s most sought-after addresses.

It wasn’t until 30 years later, in 2007, that Ayala Land introduced another major development in Davao—Abreeza, a mixed-use estate in partnership with the Floirendo family. Their collaboration dates back to the 1980s, when they co-developed a residential project in Salcedo Village, Makati.

Today, Abreeza has evolved into a thriving district, home to Ayala Malls, corporate offices, Seda Hotel, and seven residential towers under Ayala Land’s Alveo and Avida brands. The entire estate is now 90 percent built out and continues to expand.

In 2017, Ayala Land launched Azuela Cove in partnership with the Alcantara family, bringing its expertise in master-planned estates to Davao’s coastline. Azuela Cove is a prime seaside district, with The Residences at Azuela Cove, a two-tower luxury development where every unit offers stunning views of the Davao Gulf.

A weekend escape
Located in Toril, Virendo sits 16 kilometers from Davao’s city center—a 45-minute to an hour’s drive, comparable to traveling from Mandaluyong to Alabang. Toril has long been a favorite weekend retreat for Davao locals, dotted with vacation homes, including one owned by the Floirendo family. The area was also home to a farm, once famous for its pomelos.

Nearby attractions include Eden Nature Park, a man-made forest and a prime eco-tourism destination. Other establishments include Saddleback Haven, Sto. Rosario Parish, St. Peter’s College, Davao Central College, and Gaisano Grand Mall.

“We go back to certain values such as living sustainably. We want residents to have a real connection with nature. Open spaces and sidewalks encourage walking—not just for health, but for relaxation and a sense of community,” says Jugo.

With 67 percent of the property dedicated to open spaces, Virendo fosters a lifestyle of wellbeing and connection to nature. Thoughtfully designed to maximize views, the development features two amenity centers. 

The Residents’ Lounge sits near the main entrance, offering indoor and outdoor lounges and a recreational lawn. “We designed the Residents’ Lounge with an open corridor to provide an unobstructed view. Every element, from orientation to placement, was carefully studied to blend with the site’s natural topography,” explains Teodoro.

The Sports and Leisure Center, located at the community’s highest point, features a social hall, pool complex, great lawn, and multi-purpose court. “At the far west of the property, we placed the Sports and Leisure Center at the highest elevation to maximize the best views. These shared spaces are designed for all residents to enjoy,” he adds.

Virendo’s amenities are designed by BAAD Studios, known for creating purposeful, experiential spaces that merge luxury and sustainability. 

A home for generations
The Courtyard concept is deeply rooted in Filipino values, designed to keep families close while maintaining privacy. This layout fosters multigenerational living, making Virendo not just a home but a legacy investment. Ayala Land is bringing this proven concept to Davao, having successfully implemented it in other developments such as Nuvali and Vermosa.

Virendo offers five lot classifications: Greenway Estate (two lots, 1,744 to 1,803 sqm), Greenway (38 lots, 700 to 1,262 sqm), Courtyard Greenway (26 lots, 500 to 1,206 sqm), Courtyard (82 lots, 450 to 850 sqm), and Prime (two lots, 850 to 951 sqm). The first phase of the development is scheduled for turnover by Q2 2029.
