The Property Geek: How much does it usually cost to build a house?

When I entered the world of real estate as a salesperson, part of my job was not just to offer a property to my clients, but also to help them imagine their dream home that will be built on their lot. And that is actually my strategy. Gone are the days that you will push them to buy this land because it is beside a clubhouse, and its elevation is high. Yes, that is essential but it's just basic information that your clients should know but it's not part of how you will make them buy. It's all about emotional selling right now. Walking them through how you want them to build their home depending on their architectural preferences, how many bedrooms, and how big is the kitchen especially when the investor loves to cook. It's always fitting the property on that person's dream. And because you make them realize that it's not just the land that they will invest in but also the house construction. That's when they'll ask how much it usually costs to build a house.

In this article, I will share an idea of the cost of building a house depending on the type of finishing. Though this is just an estimate, it will be helpful for those who are planning to build their dream house to have an idea or reference:

1. Bare - This type of finish includes basic finishes only and usually focuses on function. It's like the place will be livable even without the extra add-ons or interior design. Usually, there is corrugated roofing, concrete wall finish, and ceramic tiles. The cost of this finish is P25,000 per sqm.

2. Standard - In standard finishes, this is a balance between aesthetics and functionality. This includes a long-span roofing sheet, painted wall finish, and porcelain tiles. The cost of this finish is P35,000 per sqm.

3. Luxury - This one already has high-quality finishes and upscale design. The materials to be used are all premium and the roofing is stone coated with a wall cladding finish and natural stone tiles. The cost will be P45,000 per sqm.

4. Iconic - This is the highest type of finishing if you want to give your house a sense of identity. The finishes are all top-tier and the design is unique. It usually includes customizable furniture and fixtures including the roofing. The flooring is marble and there are high-end custom interior finishes. The cost of this design is at P65,000 per sqm.

To give you an estimate. Let's say you bought a 200-sqm lot. The standard is 60 percent would be the area where your house will be built and the remaining 40 percent of the lot is for parking, garden, and other open spaces. The 60 percent of the lot is 120 sqm. If you want to have a two-story house, just multiply the 120 sqm by two. It will give you 240 sqm. If you want a standard finish, just multiply 240 sqm by P35,000 and that will give you a cost of P8,400,000. Please note that the costs are approximate and may vary based on the location, materials that you will use, and other factors. It's really exciting to build your dream home but it is also necessary to be ready financially for your journey to be smooth.
