Arthaland buying prime land to develop in next 15 years
Upscale green developer Arthaland Corporation is actively pursuing its focused land acquisition strategy to ensure a robust pipeline of projects over the next 10 to 15 years.
During the firm’s annual stockholders’ meeting, Arthaland Vice Chairman and President Jaime C. Gonzalez said they are now in acquisition mode after the success of its recent capital raising exercises.
“We are in the process of acquiring two multi-hectare properties which we plan to develop in multiple phases over a 10 to 15-year period,” disclosed Arthaland Executive Vice President Christopher Narciso.
He noted that, “We are in the final stages of completing the acquisition of a 3.6-hectare property for Project Olive, located at the entry to one of the most prime CBDs (central business districts) in Metro Manila and a 5-hectare property in the most prime city center area in Southern Philippines.”
Narciso added that, “Apart from these multi-hectare properties, we are also in discussions for the acquisition of properties for single and dual-tower projects in Metro Manila.”
Given recent trends for hybrid or remote working protocols and artificial intelligence, Arthaland has adopted a more cautious approach to new office or commercial developments in the near-term until it has a better understanding of the full effect on demand for office space.
Meanwhile, it has shifted its sights to residential segment where demand remains strong, consistent with the continued economic growth and the fundamental need for housing among Filipinos.
“Thus, in the near-term, our line-up of new projects is largely composed of residential developments in high-growth urban areas,” said Gonzalez adding that, “We will continue to monitor developments in the office and commercial sector and evaluate opportunities in this sector in the near-term.”
Aside from its upscale residential developments, he said Arthaland has made a strategic decision to enter the broader mid-market segment as “We believe that access to world-class, sustainable products should be for everyone and should not be limited to the luxury and upscale market segments.”
“In executing our plans to enter the mid-market segment, we ensure that we maintain our leading presence in the luxury and upscale segments and that we design our product offerings with the same quality and sustainability standards for which Arthaland is known.
“To note, our on-going residential projects are well-represented across all market segments: Eluria in the luxury segment, Lucima in the upscale segment and Una Apartments in the broader mid-market segment.
“By doing so, we will have wider sources of demand. In turn, this will result in a more diversified portfolio of projects that will provide better returns on a risk-adjusted basis,” Gonzalez explained.
