The Property Geek: The new Metro Santa Rosa

An suburban oasis where urban and natural living intersect


It’s been half a decade since I have been practicing my profession as a realtor here in the Philippines. I can say that I entered the golden age of infrastructure in our country. I always mention this, but even during the pandemic, market value still appreciates in real estate.

In Luzon alone, there are numerous township developments by several prominent developers in Pampanga, Bulacan, and Batangas. However, the one closest to my heart is none other than my focus area: Santa Rosa City, Laguna. 

It’s not just because this is where I reside, but there are several major factors that Santa Rosa offers. Its land elevation is situated in the higher areas of Santa Rosa, near Tagaytay, providing cooler weather compared to other developments in North Luzon, and its proximity to Manila.

It’s not official yet, but I am fearlessly forecasting that Santa Rosa City, Laguna, will emerge as the new center of business, sustainability, and innovation in the future. That’s why even now, I can envision it being labeled as Metro Santa Rosa. 

Apart from its unique developments where major developers are situated side by side, forming their own "city" or "estate," these new major developments will bolster its potential to become the next big thing in the country.

SM Premier: This high-end shopping mall will be a game-changer in the area, featuring a 1-hectare air-conditioned indoor garden, making the 3-hectare development the largest indoor shopping mall in the area, alongside the existing Solenad malls in Nuvali, Paseo de Santa Rosa Outlet malls in Greenfield City, and Vista Mall Santa Rosa by Villar Land. There is also a possibility that a new National University campus will be built beside the mall.

Kidney center: This is a new development in Nuvali under Ayala's Healthway Medical Center. Once completed, it will be the first kidney center in Santa Rosa, Laguna, paving the way for kidney transplant operations in the area.

Road networks and highways: Aside from the existing South Luzon Expressway and Cavite-Laguna Expressway, access roads and flyovers are currently under construction, especially in the Nuvali development, making it more accessible to Metro Manila and mitigating heavy traffic once the area reaches its full development.

Museum for arts and architecture: This high-end development will be constructed within the Nuvali commercial area, catering to the affluent market and further enhancing the city's status as the next self-sustaining community, elevating the lifestyle of its residents. The plan is to offer a limited number of luxury condominium units with an onsen, as a Japanese developer will be partnering with the project.

Broadfield Business District: Still under development by Ayala Land, this district aims to become the Silicon Valley of the Philippines. The developer has master-planned it similarly to Bonifacio Global City. Numerous office spaces are designed to cater specifically to tech companies.

These major developments are just the beginning for Metro Santa Rosa to evolve into a continuously growing area, surrounded by educational institutions and economic zones. It's a suburban oasis where urban and natural living intersect.
