Federal Land and its stellar run at the PropertyGuru Asia Property Awards

Federal Land representatives received ‘Best Branded Residential Development (Asia)’ award at PropertyGuru Asia Property Awards held last Dec. 8, 2023 in Bangkok, Thailand.

Federal Land Inc., a proud member of GT Capital Holdings, parlayed its multiple award wins at the Property Guru Philippines Property Awards in September 2023, as a grand opportunity to represent the Philippines for the Best of Asia titles at the Property Guru Asia Property Awards held in Bangkok, Thailand, last Dec. 8, 2023.

The PropertyGuru Asia Property Awards is the annual regional gathering where country winners from earlier in the year congregate over several days of forums and seminars, culminating in the black-tie awards night. It represents the best of the best in Asian property development, engaging in a spirit of keen but friendly competition. Just reaching this stage is an accomplishment in itself, and Federal Land was proud to carry our national colors, bringing long-overdue recognition to what has been happening in the property development arena in the Philippines.

In Bangkok, Federal Land was called to the stage five times, and we can take special pride in their achievement of Best in Asia awards in two distinct categories. This success is indicative of their versatility and prowess as a Mixed-Use Developer.

The Best in Asia awards signify competing on an international level, not just within your own country. Federal Land proudly took the stage as the Asia winner in the following categories:

1. Best Branded Residential Development (Asia) for Grand Hyatt Manila Residences South Tower. This is the very first residential project in the Philippines to carry the Grand Hyatt brand. It boasts of offering a la carte hotel services by virtue of its branding with, and proximity to, the Grand Hyatt. These include hiring a private chef, housekeeping, and other services. Homeowners enjoy access to luxury recreational facilities such as a 24-meter lap pool, a glass function room, a helipad, a yoga room, and a children’s play area.

2. Best Retail Interior Design (Asia) for Mitsukoshi BGC. Designed by NOMURA Co. Ltd., the mall incorporates traditional Japanese elements such as “sando” and “tori-niwa” - spaces for customers to gather and meet, symbolizing the ties between two countries. The prominent use of wood and stone as natural materials evokes a sense of serenity. There is strong use of more light and open areas, with minimal walls obstructing views or constricting space. It’s a mall where airy means something, and how the unhindered vistas within the mall allow the retail spaces to gain more visibility, and enhance mall-goer experience.

As country winners representing the Philippines, Federal Land was acknowledged in the following category:

3. Best Condo Architectural Design (Philippines) for The Grand Midori Ortigas, a zen retreat amid the bustle of Ortigas Center. Renowned Japanese architectural firm Tange Associates and GFP Architects infused Japanese aesthetics, technology, and innovation into the design. With a weave pattern facade and interior design, The Grand Midori Ortigas has the Japanese concepts of “wabi-sabi” and “miyabi,” where we find the beauty in the imperfections, and strive for elegance and refinement.

4. Best Retail Development (Philippines) Mitsukoshi BGC. This is another feather in the cap for the tripartite development of Isetan Mitsukoshi, Nomura Real Estate Development Co., and Federal Land Inc. Mitsukoshi BGC has truly brought a slice of Japan to the Philippines. Mitsukoshi Fresh, Mitsukoshi Beauty, women’s fashion brands Snidel and Fray I.D., the coffee roasters and lifestyle concept Key Coffee, the bookstore Fully Booked x Kinokuniya, Gashapon Bandai; these are all found at the mall, and have enhanced the shopping experience for Filipinos.

5. Best Mixed Use Developer (Philippines) - Federal Land, Inc. The launch of the Federal Land Communities brand and product line earlier in the year underscores the developer's commitment to placing people at the center of all its endeavors. The plan is to prioritize multi-use versatility and purposeful design, aiming to create a holistic living experience. A notable project exemplifying this approach is the 600-hectare Riverpark community in Cavite.
