CIA with BA: Landlord seeks rent payment from pharmacy tenant

A senior citizen sought the help and advice of sibling senators Alan Peter and Pia Cayetano through the public service program ‘CIA with BA.'

In the ‘Payong Kapatid’ segment of the episode on Sunday, Jan. 14, Flor, 81, took to the show to consult about what to do with her tenant who put up a pharmacy but has not paid rent since the pandemic.

According to Basinillo, the tenant claimed they don’t have to pay anymore because she has no title or rights for the property.

“Sa mga kasong katulad nito, ‘pag hindi na nakikinig sa ’yo, papasok na ‘to sa kamay ng batas,” shared Alan Peter. “As a general rule, hindi pwedeng bigla na lang hindi magbabayad tapos sasabihin, ‘hindi ko sure.’”

For her part, Pia explained: “Kung ang umuupa ay kinilala kayo na kayo naman ang binabayaran niya ng upa, hindi niya pwedeng baguhin ‘yon after one year or two years… tapos biglang, ‘ay hindi na pala kayo ‘yung may-ari?’ Hindi ho pwede ‘yon. Nandyan po ‘yan sa rules of court.”

“Basta once na nagkasundo kayo — ikaw ang landlord niya, siya ang nangungupahan, hindi niya ‘yan pwede itanggi,” she stressed.

‘CIA with BA,’ as seen at the end of the segment, helped Nanay Flor to craft a demand pay and vacate letter to be given to the tenant. The lawyers also explained her next steps to the woman.

Concluding the episode, Alan reminded the viewers: “Minsan sinasabi natin sa sarili, hindi sapat na hindi tayo gumawa ng masama. Pero there are many cases pala na kailangan gawin din natin ‘yung tama. So hindi sapat na neutral ka, hindi sapat na hindi ka gumawa ng masama.”

“This year, gawin nating isang resolution natin ‘yon — hindi lang tayo neutral, hindi gagawa ng masama, let’s do something good,” he added.

‘CIA with BA’ carries on the legacy of Senator Rene Cayetano, the late father of the sibling senators. The senior Cayetano was a renowned lawyer who gained fame through his radio and TV program 'Compañero y Compañera,' which aired from 1997 to 2001.
