HEARD IT THROUGH THE GRIPE-VINE: OUR NEW ABNORMAL

July was a very busy 30 days for Federal Land, as we saw the launch of Federal Land Communities, and the grand opening of the Federal-Nomura Mitsukoshi Mall. Missing the cut-off date by a sliver was their June 30 Snidel and Fray I.D. opening, which signaled the entry of Federal Retail Holdings Inc., into fashion retail, via these two Japanese brands.
Federal Land Communities refers to the large-scale, master planned, multi-use collection of new developments that signal the Federal breed of versatility and purposeful design. Use of the word “Communities” highlights their humanist, people-centric approach to real estate development – one that intends to go further than your regular mixed-use concept, and truly put people and their concerns in the center of the Federal Land mindset.

As Federal Land President & CEO Tom Mirasol explained to me: “Rather than merely zone and assign specific functions to designated areas, such as residential, commercial and/or industrial, the Communities approach will be planned so that each area is of multiple use, and with versatile open spaces. Livelihood, tourism, outdoor recreation, the local culinary specialties and crafts, they’ll all be present in any given district of our Communities. It’s space-planning brought to a level where people are first and foremost – their concerns, their convenience, and practicality, all top of mind.”
The signature development unveiled was the 600-hectare Riverpark in General Trias, Cavite. With two direct connections to CALAX, the potential of Riverpark is enormous, with a projected 595,000 population capacity. It’s smart living, with distinct districts mapped out with purpose, and following their Community philosophy. There will be future Federal Land Communities in Mandaluyong and Marikina, in Cavite - at Imus, and Florida Sun Estates- and in Laguna- in Biñan and Sta. Rosa, and in Cebu.
The last week of July saw the formal grand launch of the Mitsukoshi Mall. There was a soft opening last year that sparked great interest, but to be honest, this interest waned when visitors discovered that so many of the spaces were not operational. Now, the mall is 80 percent operational; and I’m happy to report that it’s a dynamic, exciting mall – a slice of Japan in BGC.

Vice President Sara Duterte, Senator Alan Peter Cayetano, and Taguig Mayor Lani Cayetano were the special guests of Federal Land Chairman Alfred Ty, and one could really feel the elation and sense of accomplishment in Mr. Ty’s aura that morning. There was a long, arduous process to see this Mitsukoshi Mall become a reality, and steering the Nomura partnership and this mall to fruition deserves a real pat on the back. Like many Filipinos, I love visiting Japan and things Japanese, and I’ve been a strong supporter of this mall from the start.
