Green developer Arthaland Corporation, in partnership with real estate private equity investment firm ARCH Capital, is developing a P6 billion exclusive, luxury residential project in Makati.
In a press briefing, Arthaland Senior Vice President for Corporate Strategic Funding and Investments Sheryll P. Verano said Arthaland has a 60 percent interest in the project while ARCH Capital has a 40 percent stake.

The project, the 31-storey Eluria, features only 37 limited edition units consisting of three and five bedroom units priced at about P540,000 per square meter.
It will have 17 3-bedroom North Residences woth 288 sqm. per unit, 17 3-bedroom South Residences with 294 sqm. a unit, two 5-bedroom Garden residences with 579 sqm. each and on 5-bedroom Penthouse Suite with 580 sqm.
For utmost privacy, there will just be 1 to 2 units per floor. The Garden and Penthouse units will occupy one floor each while the other floors will each have a North and South Residences with each unit have their own private lift.
Athaland Senior Vice President for Sales and Leasing Operations, Project Marketing and Property Management Oliver L. Chan said that, since there are only 37 units available, they are carefully choosing their buyers to ensure that it will have a good community.
Targeting affluent empty nesters, Chan said Eluria units will be sold mostly to end-users although there will also be some investors. He added that they have already sold 11 units and only 26 are still available.
What will set Eluria apart from other luxury developments is that it boasts of premier concierge services to provide residents with the highest level of comfort and convenience.
It raises the bar with personalized white-glove services courtesy of internationally trained Hospitality Directors who will undergo an intensive 10-week training program through The International Butler Academy (TIBA) in the Netherlands.

Eluria is located at the heart of the country’s premiere business district along Rada Street in Legazpi Village, Makati City. The project will have a ground floor lobby and entrance, 8 floors of parking (3 slots for each unit, 5 slots for 5-bedroom units), an amenities floor, 20 residential floors and a roof-deck.
Amenities include a two-lane heated saltwater leisure and lap pool, an indoor children’s playroom, a function hall, and a Potager Garden at the roof deck.

The project broke ground last November 2022 and construction recently reached a major milestone with the first concrete pour. Eluria is expected to be completed in the second quarter of 2026.
