Bulacan is at the crossroads of development. With a healthy mix of history and urbanity, it is the ideal place to live, especially for those who work or study in the metro. But what if it will have its own central business district (CBD), something like what we’ve seen in the metro – where a single place is enough to fulfill all the citizens’ needs and desires for an ideal lifestyle?
This is the goal set by Megaworld, one of the country's leading real estate developers, when it formally began development of Northwin Global City (NGC), dubbed as Bulacan’s first-ever CBD.

The 85-hectare master planned global business district along the North Luzon Expressway (NLEX) is envisioned to bring in more jobs and propel Bulacan to become a center of business, trade, and tourism in Central Luzon. So, to its neighbors, get ready for Bulacan!
As the first CBD, the Northwin Global City is poised to be a game-changer for the province. Its innovative design, modern infrastructure, and commitment to sustainability will make it an attractive destination for investors, businesses, residents and as well as to cater to the needs of a dynamic and diverse community.

Tan (CEO of Alliance Global Group, Inc.), Bocaue Mayor Eduardo Villanueva Jr., Noli D. Hernandez (EVP for sales and marketing, Megaworld), Cristina C. Tuzon (president, Bulacan Chamber of Commerce and Industry).
“Northwin Global City is envisioned to be a global business district. With a massive investment of P98 billion, Megaworld aims to create a world-class CBD that will match the vibrancy and dynamism of our other pioneering townships developments like Eastwood City, Uptown Bonifacio, McKinley Hill, and Iloilo Business Park,” said Kevin L. Tan, chief strategy officer of Megaworld, in a statement. “We hope to create jobs and opportunities as we continue developing Northwin Global City into Bulacan’s own world-class CBD.”
Megaworld has always been known for its commitment to building sustainable and innovative communities. With the Northwin Global City, the company is taking this vision to new heights as it aims to create a modern and vibrant urban center that meets the needs of the 21st-century lifestyle.

One of the key features of the Northwin Global City is its emphasis on accessibility. The development will be strategically located near major highways and transport hubs, making it easily accessible to residents, workers, and visitors. It will be the site of one of the stations of the 147-kilometer North-South Commuter Railway, also known as the Manila-Clark Railway Project.
“Once completed, future residents, locators, and even visitors of the township will have the most convenient access to and from the Clark International Airport and the soon-to-rise New Manila International Airport (NMIA) in Bulacan.” From the metro, the township is accessible via the Skyway 3, making the airport, Makati CBD, BGC all accessible — an hour or less away depending on traffic conditions.
Megaworld's Northwin Global City project will also be noted for its sustainability. The development will feature its own lifestyle mall, educational institutions, and curated gardens and parks that make up 40 percent of the entire development.
“The township will also boast several iTownship features, such as solar-powered and LED streetlights, underground cabling system, fiber optic cabling, bike lanes, a stormwater detention facility for flood prevention, an intermodal transport terminal, and other sustainable infrastructure for mobility and connectivity.
Megaworld's Northwin Global City project is a significant milestone for the company and a promising development for the municipalities of Marilao and Bocaue. Inside Northwin Global City is a 16-hectare CBD that will be called “Northwin Main Street.”
“The Northwin Main Street draws inspiration from the master plan behind New York City’s Fifth Avenue, and will soon feature corporate buildings, shophouses, hotels, and mixed-use commercial towers that are just a short walk away from one another.”
With this innovative and progressive township soon to rise, we watch Bulacan’s progress with much excitement and anticipation.
