Real estate developments are often seen as just another new space or infrastructure waiting to be filled with businesses, dwellers, or guests. What is not usually realized is that these are built with the influence of their owners – their values and perspectives, and how involved they are in running the business.

“Our family believes in creating spaces that enhance the quality of life for individuals and families,” shares Ray Manigsaca, President of AppleOne Group, developer of the Mahi Center in Mactan, Cebu.

Mahi Center is described as the premier business and lifestyle center at the heart of Lapu-Lapu City. According to Manigsaca, the family intends to make it a business and leisure landmark, housing a 5-storey structure with IT facilities, and 2 floors of office spaces along with 3 floors of commercial and retail spaces. “The center features commercial and retail experiences, along with a world-class business hotel – Fairfield by Marriott Cebu Mactan, which complements the entire Mahi Center experience. We envision the center also paving the way for more local investments and tourism growth, which in turn can aid in growing local enterprises and generating jobs for Cebuanos.”

With its humble beginnings as a small construction company run by husband-and-wife tandem, AppleOne Group has become a leading premier developer in Cebu. One of its developments is a multi-awarded luxury development for Resort and Residences, The Residences at Sheraton Cebu Mactan Resort.

“My wife, Venus, has always been instrumental in the birth and growth of the company. This has to do with her extensive experience as a civil engineer and a businesswoman. Its continued growth is quite a team effort in the family, as Sam and Patrick, our children, are now very much involved in the business.”

The Manigsaca children have developed a strong interest in the business. Manigsaca shares that it was easy for him and his wife to get their children involved because their vision and mission were clear. “They saw the purpose of what we are doing – to enrich the lives of Filipinos and elevate industry standards across the regions.”

This shared vision is a testament to how in-sync they are both as family and as leaders of their company. “Our vision is very much aligned. So it’s easy for us to work hard together in growing our portfolio with the ultimate goal of creating opportunities not only for the company but as well as to the community we serve.”

The family attributes the company’s success to their values of hard work, sense of purpose, and integrity. “These are the top three virtues we value and have been instilling in our children.  From personal affairs to businesses, these are very applicable. And we’ve also tried our best to influence the people we work with to acquire these values as well.”

Strategically located in the Mactan Economic Zone and within close proximity to the Mactan-Cebu International Airport, AppleOne Group sees Mahi Center as its contribution to help advance the Information Technology (IT) industry in Lapu-Lapu City. “Since there will be IT facilities and office spaces, we imagine IT-related businesses flourishing in the city.”

Apart from Mahi Center, the company is looking to expand its business in the Visayas region through a partnership with Marriott International. “We are to build the first five-star resort in Panglao, Bohol and the first JW Marriott branded residences in the country.”
