Property prices in Trece Martires to double in next five years – Colliers study

Completion of major infra projects is seen to have strong impact on priming this side of Cavite as attractive investment destination

The completion of major infrastructure projects that will improve Cavite’s accessibility to and from Manila and major central business districts like Makati and Fort Bonifacio in the coming years is seen to be a big contributor in the rise in property values in the capital city of Trece Martires in Cavite, a study by leading Philippine property consultancy firm Colliers International Philippines reveals.

Several big-ticket infrastructure projects that will impact Trece Martires, including the 32.2-kilometer Bataan-Cavite Interlink Bridge, the Cavite-Laguna Expressway (CALAX), and the Cavite extension of LRT Line 6A from Bacoor to Dasmariñas, are seen to influence how property prices will increase within the vicinity, particularly as these are expected to vastly improve accessibility and ramp up commercial business activity in the city.

Positive outlook for property investments

Using a 14-year historical compound annual growth rate (CAGR), Colliers International Philippines sees that the prices per square meter for residential lots within townships, for example, may reach as high as P80,000/sqm from the current P40,000/sqm to P50,000/sqm range.

“Townships offer higher value appreciation as the mixed-use developments are pump-primed and there is commercial build-up over time. Commercial developments introduced within the township can drive up the projects’ value and increase the attractiveness of the project as an investment,” the Colliers report noted.

Among the developments poised to greatly benefit from the completion of major infrastructure projects in Cavite, as well as the marked increase in property values in Trece Martires, is Prana Garden Villas, the 41.8-hectare, Zen and Balinese-inspired luxury residential development by property giant Megaworld subsidiary Global-Estate Resorts, Inc.’s (GERI).

Rising soon within the 340-hectare integrated lifestyle community Sherwood Hills, Prana Garden Villas will soon be in close proximity to all these upcoming major infrastructure projects. Additionally, Prana Garden Villas will be just five minutes to and from Governor’s Drive, less than two hours away from the central business districts of Makati and Fort Bonifacio, and about an hour from the Ninoy Aquino International Airport (NAIA).

Aside from improved mobility and accessibility, this also means that Prana Garden Villas remains an attractive choice for those who would like to establish their presence in Cavite, whether as end-users or investors.

Living amidst nature

Prana Garden Villas is designed to become a sanctuary of wellness where future residents can nurture unique, holistic lifestyles while living harmoniously with nature. Around 40% of the entire development will be allocated for green and open spaces, including verdant themed parks.

This residential development offers 178 lots, ranging in size from 240 square meters to 513 square meters. It will also feature a variety of top-notch amenities, including a sprawling Grand Clubhouse that will have a multi-level pool, a wading pool, differently-abled pool, cabanas, meditation area, yoga and exercise deck, dry river walk, a sunken outdoor seating area, a courtyard, and covered walkways. It will also have a fitness center, a visitor’s lounge and collaboration space, daycare, function area, several water features, and sand gardens.

Other amenities that future residents of Prana Garden Villas will enjoy include a basketball court, pet park, and a children’s playground. The main road inside the village will be about 19.2-meters wide, while secondary roads will be about eight to 13-meters wide.

Prana Garden Villas will also provide easy and convenient access to the Sherwood Hills Golf and Country Club, which is home to one of the top golf courses in the world and is a Jack Nicklaus signature golf course. Surrounding the village are different schools, hospitals, institutional establishments, and leisure resorts. Soon, a commercial area will also be built near the development.
