Ushering in Phase 2 of Sierra Valley Gardens, next to rise in the sprawling 18-hectare Sierra Valley estate is its fifth tower. Offering a balanced lifestyle with sustainable amenities and features, the 502-unit building is set to meet the requirements of millennials looking for their first homes within reach of their work and leisure environment.
Coming from the successful debut of its first phase, comprising four buildings, now at 95 percent sold, Robinson’s Land Corporation (RLC) Residences recently launched the fifth building of Sierra Valley Gardens on Aug. 2, 2024, with improved features and amenities inspired by their unit owners.
RLC Residential Division Chief Marketing Officer John Richard Sotelo, RLC Residences Business Development and Design Head Stephanie Anne Go, Marketing Head and Chief Integration Officer Karen Cesario, Vice President and Overall Head of Sales Allen Miranda, and Engr. Jose Rovie Cipriano graced the launch event.
Situated in Cainta, Rizal, Sierra Valley Gardens is a master-planned and mixed-use property conveniently located along Ortigas Avenue Extension with commercial establishments within the estate such as a mall, retail spaces, and office building. Future infrastructure soon to rise such as the MRT-4 is expected to enhance the future residents’ mobility and accessibility to the metro for work or business.
“Interestingly, a significant number of our buyers comes from Rizal; the young ones living alone for the first time. They don’t want to lose the tranquility and wide spaces they enjoy in the area, as well as the easy access to the business districts and cities,” said RLC’s Residential Division Chief Marketing Officer John Richard Sotelo. He is also the Senior Vice President and Business Unit General Manager at RLC Residences.
“Based on the feedback, we continue to upgrade Sierra Valley Gardens. Because of the pandemic, our millennial homeseekers realized they needed the space, so we made the units bigger. We have fitted the rooms to what the market is looking for. We also provided provisions for work-from-home setup and increased the sizes of kitchen counters because people have learned to cook and eat at home,” Sotelo added.
The fifth tower offers a unit selection that includes a studio room at 24 sqm, single-bedroom units at 36 to 41 sqm, and two-bedroom units at 67.50 sqm with balcony options.
For added security for the unit owners, Sierra Valley Gardens has smart home features, a first in the area, that offer convenience, energy efficiency, security, and cost savings. All units are equipped with smart locks, audio-video intercom, smart lights, and switches.
Set to provide suburban homes designed close to nature, Phase 2 of Sierra Valley Gardens will have multiple indoor and outdoor amenities and sustainability features.
As the center of social activities, the three-floor clubhouse will host the Residence Lounge, main atrium, kids club, lap and kiddie pool, game room, function rooms, theatre room, and fitness and wellness area.
On the roof deck, the building will have a viewing deck for sanctuary seekers and a hydroponics farm that promotes farm-to-table produce residents can buy conveniently at affordable prices. Solar panels will also be installed to help power common areas in the building.
Additionally, Sierra Valley Gardens will have its own rainwater harvesting system that will supply water for landscaped areas and other non-potable requirements of the development, and electronic vehicle charging stations on select parking slots will also be installed. These design elements make the property a sustainable community to live in.
“With all these features, it will not only have an impact on sustainability but also on the owner’s bills that they have to bear. For example, the solar panels can lower costs for electricity, and revenue from the hydroponics farm will help offset some costs to be covered by the association,” said Sotelo.
He also mentioned the convenience of the myRLC Home app, the financial digital solution for home buyers. With the all-in-one app, clients can settle their payments and monitor their accounts with just a few taps on their phones. When buyers move into the unit, the app is their go-to concierge to file passes and permits and settle payments in real time. Even when the buyer decides to lease out the unit, the renter will be given access to the app and its services.
All these approaches ensure millennial home buyers a suburban living that combines modern conveniences and eco-friendly living within a premier residential property in the Rizal area.
Sierra Valley Gardens is a three-phase, 12-building residential development. The target turnover schedule for the fifth tower is by the end of 2025 until the 1st quarter of 2026.
