Bringing Japanese masterplanning to the Philippines

Federal Land and Nomura Real Estate Development introduce a new way of living

There’s a lot to envy about Japanese culture, whether it’s their reputed punctuality and courtesy, or the hospitality where everything is provided without being too intrusive. This culture of consideration is likely what draws many Filipinos to visit Japan again and again.

Yet we need not go too far to experience all this. Filipinos will soon get a little piece of Japanese practicality and sensibility integrated into their future homes. Making this possible is the synergy of two leading real estate companies, the Philippines’ Federal Land, Inc. and Japan’s Nomura Real Estate Development Co., Ltd. (NRE). Together as Federal Land NRE Global, Inc. (FNG), the group sets to introduce a new way of living. FNG aims to integrate the best of Japanese innovation, technology, and design with Federal Land’s extensive knowledge of the Philippine market and solid reputation for well-built and innovative properties located in key cities in Metro Manila, South Luzon, and Cebu.

A preview of what’s possible has already materialized in the two proponents’ first collaborated called The Seasons Residences. This four-tower high-end residential development in Bonifacio Global City features distinct Japanese innovations. The partnership also brings the first Mitsukoshi to the Philippines.

To give us a peek of what’s possible, FNG invited members of the press to visit NRE’s developments in Japan which will serve as inspirations for future Philippine projects.

NRE’s history

Nomura Real Estate had noble beginnings after the group joined large-scale new town development projects to solve housing shortages after World War II. In the next years, NRE branched out to the condominium business, and eventually ventured out to property management and real estate brokerage. Throughout its journey, the group earned a solid reputation for going beyond normal design boundaries while exploring new technologies that better serve the urban landscape of its properties. Their impressive portfolio boasts a diverse range, including residences, offices, retail facilities, logistics facilities, and hotels. They have been the recipient of the Good Design Award for 19 years in Japan.

Creating unique communities
NRE not only builds homes but masterplans the communities they’re in. Over the course of our trip, NRE not only showed us the houses and apartments but the communities they’re located in and the unique traits the developer has integrated into the projects to make residents truly feel at home.

Kameido Clock and Kameido Cross Proud Tower

One such example is the Kameido Clock and Cross development. Close to Nihonbashi and Ginza, it is built on the site of a former Seiko watch factory and later on, a mall called Kameido. With such a storied history, there could be no more appropriate name for the project than Kameido Clock.

The Kameido Cross Proud Tower for residents is situated just a stone’s throw from the Kameido Clock mall. The development, designed for young families, ensures residents are within close proximity to a commercial complex that caters to their needs, as well as train stations for easy access to other areas.

The complex itself features broad walkways and activity areas, as well as quiet areas to simply reflect. The mall features shops and stores carefully curated, particularly favoring homegrown delis, restaurants, and services. Within the mall are conference rooms, meeting halls, and even a computer room for the local e-sports team. All the facilities for locals to enjoy an active and fulfilled life are within the complex.

Proud Season Inagi Minamiyama

Situated on the boundary of Tokyo, close to Kanagawa prefecture is Proud Season Inagi Minamiyama. This suburbs-like development was created for growing families with children between the ages of two to 14. This development, by contrast is composed of two-storey detached houses cleverly maximizing lot sizes of 142 sqm.

Each home already has provisions for charging electric vehicles as well as solar panels for improved efficiency. The interiors of the homes are flexible and can be reconfigured to maximize living space or bedroom size.

Easily the most interesting feature is the entryway that has access to an adjacent storage area for shoes and coats. A staple for homes in Japan, this allows residents to quickly change out of their shoes and coats into indoor clothes without getting the rest of the home dirty.

Taking long term residency into account, the home’s storage areas feature cabinets with flexible storage spaces to allow families to rearrange cabinets to store items as the children grow and their clothing and items change.

Another appealing feature of the development is the clubhouse that features a park, playground, and multifunction clubhouse. Serving as a library and café most days of the week, the area can be used for meetings, parties, or other function if needed. There’s also a separate kids playroom as well as powder room for adults.

Elevating urban living
These are just a few unique projects NRE is working on whose design will easily appeal to Filipinos. Drawing inspiration from Nomura Real Estate Development's Japanese heritage and their expertise in developing residential developments, FNG aims to provide the next level of living experience to the local real estate market. This infusion of innovation results in developments that are not only visually appealing but also, ensuring a seamless and comfortable lifestyle for residents. Riverpark, Cavite

Just like NRE’s Proud Season development, FNG hopes to create a Japanese-inspired haven tailored to starting families. Called Riverpark in Cavite, the residential neighborhood is located within Federal Land’s Riverpark with lot sizes ranging from ±300-527 sqm. This residential enclave harmonizes the aesthetics of Japanese design with contemporary family requirements. The future neighborhood’s aspiration is to create a serene and rejuvenating environment for families to thrive.

Met Park, Pasay
Similar to Kameido Clock development is the Met Park Pasay, nestled in the bustling Bay Area. This mixed-use neighborhood reimagines modern living with a youthful and balanced touch. It comes in a spectrum of unit sizes from compact studio units at ±31-32 sqm to spacious three-bedroom penthouses at ±152-220 sqm.

The Observatory, Mandaluyong

The Observatory, situated in Mandaluyong City, is a unique development, serving as a modern retreat in a convenient location. With unit sizes spanning from compact studios at ±26-33 sqm to expansive penthouses at ±155-205 sqm, this development caters to diverse preferences.
