Federal Land expands its presence in the South with Meadowcrest and Hartwood Village

Featuring master-planned neighborhood township and residential development in Biñan, Laguna

Federal Land unveiled its newest master-planned neighborhood township, Meadowcrest, alongside its inaugural horizontal residential development, Hartwood Village, at The Peninsula Manila Hotel on April 22, 2024.

Present at the media briefing were Federal Land executives: Thomas Mirasol, president and COO; Stephen Comia, project development group head; Arch. Gilbert Berba, urban planning and design group head; and Alfred Ty, chairman.

Meadowcrest is a multi-use development that embodies the 15-minute urban planning concept. Hartwood Village, the first residential town within Meadowcrest, covers 11.3 hectares within the township, drawing inspiration from the Danish concept of hygge.

“Meadowcrest will be a 48-hectare, multi-use, master-planned township offering a distinct lifestyle and business environment that will be intimate, yet complete. Its intimate footprint will allow for thoughtful curation of residential blocks, retail shops, pedestrian lanes, parklets, and bike-link networks amongst its scenic landscape. It offers residents a walkable neighborhood that seamlessly integrates with the natural surroundings where one can unwind and relax,” said Mirasol.

Convenience made accessible
The concept of the 15-minute community ensures that all essential amenities are within a quick walk or bike ride, drawing inspiration from New Urbanism principles and popularized by Paris Mayor Anne Hidalgo. This approach fosters sustainable, equitable, and healthier cities by providing residents with easy access to amenities, recreational spaces, and a vibrant community atmosphere.

Situated strategically in Biñan, within Laguna – one of Luzon's fastest-growing provinces rapidly evolving into a premier growth center – the city boasts accessibility through various infrastructure developments, offering convenient mobility options for residents. The recently inaugurated Cavite-Laguna Expressway (CALAX) connects the community to Metro Manila and nearby weekend destinations like Tagaytay.

Moreover, the development stands in close proximity to manufacturing companies, shopping centers, prominent landmarks, and educational institutions like De La Salle University - Laguna Campus and Brent International School Manila, making it an ideal residential location. It shares borders with industrial powerhouses such as Laguna Technopark and Laguna International Industrial Park, along with hosting the largest public market hub in CALABARZON.

Welcome to Hartwood Village
Federal Land has established six planning and design principles to guide its residential developments. These principles cover development scale, circulation, security, pedestrian mobility, parks and open spaces, and lot configuration across its slated ten townships.

The initial residential project within Meadowcrest, named Hartwood Village, embodies a walkable, human-scale design approach. With just 186 lots and a low-density layout, Hartwood Village ensures an intimate living experience. The community is divided into sub-neighborhoods through five clusters, offering 30 to 49 lots per neighborhood.

“This is a sweet spot of balance between the number of lots and the size of the community. It's not too crowded, it's just the right amount of space and balance between open space and developable lots. It is a modern contemporary village with a very warm and cozy environment. It's built on a key concept of sustainability, with focus on, for example, connectivity, pedestrian mobility, and access to parks and open spaces,” shared Berba.

Hartwood Village offers a range of amenities designed to cater to residents' diverse needs. These include a 1.1-hectare central park with a 1,200-square meter clubhouse, lap and children’s pools with separate changing rooms, a multipurpose court, a pet park, playscapes, and pocket parks. Additionally, the property features a "Great Lawn," which serves as a versatile open space for various activities, from sports to leisurely gatherings like weekend village events.
