Jica Sy, lead executive for design, innovation, and strategy at SM Prime Holdings Incorporated and SM Development Corporation (SMDC), discussed how SMDC approaches its projects by focusing on the broader picture of smart cities during the inaugural Manila Bulletin Sustainability Focus Session.

“We really see a smart city as something that is sustainable, but sustainable across so many different sectors. So we don't just look at green buildings and achieving net zero emissions, but rather how the city is being used. For us, smart design truly means intelligent design. We aim to foresee how the space will be utilized for many years ahead,” Sy shared.

Partnering with nature
Building and maintaining green developments can be costly, but the long-term benefits far outweigh the initial capital investment. As Sy aptly puts it, “profitability is actually a key driver of sustainability.” This perspective reflects SMDC's commitment to investing in the future. By prioritizing sustainable practices, they are not only shaping environmentally friendly spaces but also paving the way for a more profitable and sustainable tomorrow.

With the Philippines being one of the most disaster-prone countries in the world, SMDC has collaborated with local governments and various consultants to help mitigate flood risks. The company understands the challenges posed by the unpredictable nature of water, prompting careful design for flood-prone areas and climate-related issues, especially in Manila, and integrates water catchment basins to collect runoff from its properties as well as its surrounding communities.

Additionally, the real estate developer is incorporating native flora into its properties, not only to enhance the aesthetics but to help develop the local ecosystem. Within its developments, nurseries are also established to grow plants specifically native to the local environment, supporting biodiversity across its projects throughout the country.

Innovations for everyone
The concept of integrated properties is coming to life—an idea that blends convenience, sustainability, and community, where everything you need is just a short walk away.

SMDC embraces the 15-minute city model with South Mall in Muntinlupa City, where the mall connects residential areas to essential services like banking, hospitals, and schools. This setup encourages residents to walk that promotes healthier habits, reduces traffic congestion in Manila, and makes daily life easier.

The company is excited to share its integration of solar panels into its malls, aligning with its goal of achieving net-zero emissions by 2040. SMDC's journey begins with strategic partnerships with suppliers who share its sustainability vision.

Solar panels are also being standardized in residential communities, enabling residents to access renewable energy without extra costs. Although the initial investment is higher, the long-term savings on electricity expenses—estimated at 30 to 40 percent—are substantial.

This commitment to sustainability extends beyond profit; it fosters communities where people can thrive while contributing to a healthier planet. By prioritizing green energy, SMDC enhances its developments and paves the way for a better environment.
