Location is luxury: Alveo’s Park East Place makes a statement in BGC


Ever since I started writing about the real estate industry two decades ago, the importance of location has consistently been emphasized when it comes to property value. Almost everyone I talked to would refer to “location” as the best selling proposition for their projects. 

Fast forward to today. The property sector has emerged from the pandemic relatively unscathed but with new lessons learned. Among these lessons is the realization of the need for green features and wellness amenities, as the restrictions of the pandemic made homeowners value open spaces. Amenities for wellness of the mind, spirit, and body are no longer considered mere “recreational” facilities but non-negotiable components of a property.

People familiar with BGC would be “thrilled” to live in this center of centers. 

“Yes, it’s the location that’s one of the highlights of Park East Place,” said Jugo. “This latest offering from Alveo is truly in one of the prime locations within BGC. If you look at a map, this area houses BGC’s pioneer locators, such as St. Luke’s Medical Center, S&R Membership Club, MC Home Depot, among others.”

In fact, even before Jugo announced the location as a prominent feature of Park East Place, the market had already anticipated the project. In a statement, Alveo revealed that during the launch, Park East Place “set a new record for the company, registering P6 billion in sales.”

“The success of Park East Place’s project launch reaffirms Alveo’s presence in BGC. The extremely strong reception is a clear affirmation of Park East Place’s unique project concept, strategic location, and trust in the Alveo brand,” said Jugo in a statement.

Unparalleled location, superior amenities

Park East Place's distinct location at the corner of 32nd Street and 9th Avenue offers unparalleled access to numerous establishments and landmarks within BGC. 

Along 32nd Street, you can find renowned office buildings like The Curve BGC, The Globe Tower, Eco Prime, Eco Tower, Menarco, IBM One World Place, Bonifacio Stopover Corporate Center, as well as Alveo office developments Alveo Park Triangle Tower and Park Triangle Corporate Plaza.

On the other hand, 9th Avenue serves as the “major north-south axis connecting retail and lifestyle areas in the 800-meter-long Bonifacio High Street, including One BHS and Market!Market! malls, to commercial areas like Uptown Mall and Mitsukoshi. Additionally, hotels like Seda BGC, Shangri-La The Fort, and Grand Hyatt Manila are also in close proximity.”

However, Park East Place is not only surrounded by commercial and office developments. Residents can enjoy a wealth of wellness amenities, such as the 4,600-sq.m. BGC Turf conveniently located behind the property, as well as Track 30th, Terra Park 28th Street, and Burgos Circle Park.

Scheduled for completion by 2030, Park East Place is poised to become a “modern visual masterpiece.” Collaborating with local architectural firm Aidea and foreign design consultant Smith Group, the residential skyscraper boasts “distinctive design elements such as stone columns, decorative aluminum cladding, and an amenity podium highlighted with angled fins.”

The building's exterior showcases a high glass ratio, contributing to its striking visual appearance. Adding to its uniqueness, Park East Place features a nine-meter glass crown that will distinguish it within the BGC skyline.

Eight floors will be dedicated parking spaces – three basement levels and five podium parking levels. What’s commendable is that this is the developer’s first project with an electric vehicle (EV) parking system in place.

With 59 physical floors, including 53 residential floors and a total of 523 units, Park East Place offers spacious configurations ranging from approximately 61 to 131 sq.m. Each unit comes with a balcony, providing homeowners with a refreshing outdoor experience. The one to three-bedroom units are thoughtfully designed with a range hood, a multi-point water heater, Kohler toilet fixtures, and split-type air conditioning for all main rooms (living room and bedrooms).
