RLC plans 2 smart buildings in Bridgetowne


Robinsons Land Corporation is developing two office towers that will be the first of its new generation buildings that are designed to be future-ready and responsive to the evolving preferences of the market.

First among this new line of buildings are the firm’s GBF Tower 1 and Tower 2 which will be located in its premier destination estate development known as Bridgetowne.

GBF Tower 1 and GBF Tower 2 will have a total combined Gross Leasable area (GLA) of approximately 113,000 square meters.

GBF 1 has a typical office floorplate of close to 2,500 sq.m. while GBF 2 would have a larger floorplate of about 2,900 sq.m., said RLC Vice President and Head of Leasing for Robinsons Offices Jonathan Paul Balboa.

The Towers are planned to have an advance destination control elevator system with a high elevator to leased area ratio.

The combination of technology and the right number of elevators will ensure a very short elevator waiting time and this translates to low idle time and helps increase productivity of the work force, added Balboa.

The buildings will also have contactless features to help ensure the health and well-being of tenants.

These include hybrid metal detectors with thermal scanners, automatic alcohol dispensers in strategic locations within common areas, and infrared activated faucets, urinals, and soap dispensers inside toilets.

The Bridgetowne Destination Estate is a mixed-use and master-planned development that espouses Robinsons Land’s LIVE-WORK-PLAY-INSPIRE spirit.

In the near term, the township will be a community consisting of seven office buildings, a shopping mall, a five-star hotel and premier residential condominiums, with a landmark bridge and a light art installation called The Victor as its centerpiece.

Bridgetowne is located at the heart of the C5 IT corridor which hosts one of the biggest concentration of IT-BPM companies. It straddles the border between Quezon City and Pasig City.

As such, the township has the unique distinction of being accessible via three major thoroughfares in Metro Manila namely: Ortigas Avenue, Amang Rodriguez and C5. This makes it easy for employees to get to work in the offices located there.

There are also plans to further increase accessibility to Bridgetowne by deploying a point-to-point shuttle service to connect Bridgetowne with RLC’s mixed-use integrated development in Robinsons Galleria along EDSA by 2022.

The destination estate has the distinction of having its own Meralco substation that helps ensure reliable supply of power to the offices and other developments within the Destination Estate.
